Terms of Service
These terms govern your purchase and use of Landlord AI Desk setup and support services from Jeyaparaparam LLC ("we", "us"). By paying for a service or requesting setup, you agree to them.
1. What we provide
We configure a record-keeping system on your own computer: a document vault, a local database, reports, and connection to your own AI subscription (currently Claude). We provide the included support hours for your tier and optional paid support. We do not host your data.
2. Fees
- Setup: $599 (1 to 20 units), $999 (21 to 50 units), $1,499 (51 to 100 units), paid once.
- Included support: 2, 4, or 6 hours by tier, available for 30 days after setup is completed. Unused hours expire.
- On-call support: $49 per hour, billed in 30-minute blocks with a 30-minute minimum.
- Support plan: $149 per month for up to 3 hours plus a monthly reconciliation review. Cancel anytime; the current month is not prorated.
- Third parties: your AI subscription and any other software are paid by you directly to the provider and are subject to their terms and price changes.
3. Refunds
Refunds follow our Refund Policy.
4. Your responsibilities
- Provide accurate documents and the access we reasonably need to complete setup.
- Review all reports and answers before relying on them. You remain responsible for your filings, tenant notices, and business decisions.
- Keep backups of your own computer and vault. We recommend an automated backup and will help you configure one during setup.
- Comply with the terms of your AI provider and do not use the system to violate any law, including fair housing and privacy laws.
5. Not professional advice
Landlord AI Desk organizes records and prepares reports. It is not accounting, tax, or legal advice, and Jeyaparaparam LLC is not a CPA firm or law firm. Review reports with your CPA and consult an attorney on lease, notice, and tenant-law questions.
6. AI output and accuracy
The system uses code for calculations and checks, but AI models can misread documents or produce errors. We design checks to catch them, and we cannot guarantee that output is error free. You are responsible for reviewing results.
7. Access to your files
We access your files only with your permission, only for the work you asked for, and only for as long as that work requires. See our Privacy Policy.
8. Intellectual property
You own your data and records. We retain ownership of the setup methods, templates, and tools we use, and you receive a non-exclusive right to use the configured system for your own portfolio. You may not resell or redistribute our templates or tools.
9. Warranty disclaimer
Except as stated in the Refund Policy, services and software are provided "as is," without warranties of any kind, express or implied, including fitness for a particular purpose.
10. Limit of liability
To the extent permitted by law, our total liability for any claim arising from our services is limited to the fees you paid us for the service in the 12 months before the claim. We are not liable for indirect, incidental, or consequential damages, including lost rent, lost profits, penalties, or missed deadlines.
11. Ending the service
You may stop using the service at any time. Your records remain on your computer as plain files. We may decline or end service if you violate these terms or abuse our staff, with a refund of unused prepaid support fees for the current period.
12. Governing law
California law governs these terms. Disputes will be heard in the state or federal courts located in Santa Clara County, California.
13. Changes
We may update these terms. The effective date at the top shows the current version. Changes do not affect services you already purchased.
